News Updates from your Community Manager…
1.    Next Quarterly Board of Directors meeting – is scheduled for June 12, 2012 at 1:00pm.  The agenda will be posted on the portal.

2.    Monthly NH Rep Session – The next workshop is scheduled for Monday, July 9, 2012 at 1:00pm.

3.    NH 6 – GRAND OPENING this Saturday, June 9th.

4.    Message from Pulte – It has been reported that residents have been spotted in homes that are currently under construction.  Please stay out of homes for your safety and protection.  You are trespassing and Pulte asks that you stay out of the homes.

5.    Message from the Board of Directors and P&G Committee – We would like to take this opportunity to clear up any misunderstandings residents may have about the relationships the Association has with any of its contractors.
The Association, often times also looks at how we can bring savings to you for services outside of the negotiated contract.    When doing this, the Association acts as an intermediary in communicating what programs and services are available, the costs, and assisting in the collection of fees.   However, when contracting with any of the Association’s contractors, you are hiring them as an independent contractor and paying them directly.   Any performance issues that may arise from a service they perform are to be directed and worked out with the contractor not the Association staff, Board members, Committee members or Neighborhood reps. 
As an Association who contracts with this contractor, we would certainly like to be made aware of any issues you may experience when working directly with one of them.  We expect them to service you and your home with the same level of customer service and satisfaction that we receive as a community.
Moving forward, any services that the association’s contractor’s offer not provided within your dues that you sign up and pay for and may experience any issues with as a result of their service will be up to each of you to work out directly with the contractor. 

6.    Mundelein Watering Restrictions – Starting May 1st through September 30th communities west of Route 45 are permitted to water lawns on ODD # of days from 5-10 AM and or 6-11 PM.

7.    Lost and FoundThe lodge has accumulated a lot of lost, but not found items.  It is starting to overflow and with the upcoming busy summer season we need to make room for new items.  Please check out the lost and found located in the coat room and claim what is yours.  Any unclaimed items will be disposed by the end of business day on Friday, June 8th.


8.    Exterior Lodge Painting - This project is tentatively scheduled for the week of June 11th.

9.    Mosquito ControlThe Village's primary goal in mosquito abatement is to protect public health. The Village of Mundelein contracts with Clarke Mosquito Control to administer the Environmental Mosquito Management™ Program. This program is an extensive integrated pest management plan that includes inspections, surveillance of mosquito populations, and treatments for both larval and adult mosquito control. The Village's program is based on disease prevention and is NOT meant to eradicate the mosquito population. Instead, Clark's program focuses on measures to prevent West Nile Virus and will NOT eliminate nuisance mosquitoes. Clarke Mosquito Control has a hotline established to answer all residents’ questions and concerns. The number is 1 (800) 942-2555. Please feel free to call Clark anytime for additional general information.

10. Walking Path – We have inspected the path and have noted areas where repairs are necessary due to settling, cracking, standing water, etc.  Proposals have been procured and presented to the Board for review and consideration. They will be approving the work to be done this year at the June 12th meeting.


11. Outdoor Grilling – The Compliance Committee has had inquires about residents grilling inside garages and/or on front driveways.  Just a reminder that per the Design Guidelines all portable and built-in units must be located in the rear yard Private Area.

12. Smoke Detectors – For residents experiencing issues with their smoke detectors past their home warranty with Pulte need to call the manufacturer, BRK at 800-323-9005.

13. Pulte Warranty Procedures – Pulte recently rolled out a new warranty procedure for all residents requesting service at their home.  Instructions have been posted on the portal and are available at the lodge front desk.  The website is http://www.delwebb.com.  Please be sure to keep this information accessible as you are no longer able to call Pulte directly and must request all services online.

14. Pulte NEW Emergency Number – For any warranty emergencies with your home you will need to call 847-639-6038.
 
15. Broken Window and Patio Door Seals – If you are experiencing any issues with broken seals, you might still be under warranty.  You can call T.J. at Touch of Glass for any glass related issues at (847) 265-1100 or email: atouchofglassltd@ameritech.net.            TJ will be attending the June 12th Board meeting to discuss the window warranty and demonstrate how to open and lock the windows properly.

16. Driveway sealcoating – This project is scheduled for June 11th, 12th and 13th, 19th, 20th and 21st.  The community map was sent out on the portal today under a separate cover.  The maps are also on display at the Lodge.  Rabine has posted notices on garage doors and/or garage door trim for those driveways being sealed on Monday and Tuesday and will post all others 48 hours in advance of your scheduled date.  Rabine will begin at 7am.  Please be sure to park your car on the street before they begin.  Should there be inclement weather on any of the days; Rabine will repost for the rescheduled day.

17.  General Mowing Schedule by Neighborhood
                                          i.    Monday – 1 & 10
                                        ii.    Tuesday – 9 & 8
                                       iii.    Wednesday – 7, 5 and a small section of 4
                                       iv.    Thursday – 4, 3 and section of 2
                                        v.    Friday – finish 2 and common areas
                                       vi.    Saturday – only used if necessary to finish up due to inclement weather earlier in the week.

18. General Update from Brickman – Pruning, Edging, and Cultivation is completed in NH 8. The Team is in NH 7 now and will proceed to NH 5 by Tuesday, June 12th.  They will be working counter clockwise and will finish in NH 9.  Round Two turf fertilization application by Weed Man is completed. Next round will be scheduled for mid August.

19. Water Management Tips from Brickman - With the recent fertilization and predicted warm temperatures it is recommended increasing water scheduling for residents with irrigation.  Run times 2 – 4 minutes longer for three days a week throughout the next week.  In addition, for residents with irrigation systems adjacent to your neighbor; please work out scheduling to where only one resident is watering the zones between houses.  Currently there has been an assessment that too much water accumulates in the drainage swale with the two systems applying water. This is causing increased weeds and nuisance grasses to germinate.


For residents without irrigation, if possible, run typical sprinklers three times a week in the morning hours (preferably 4 am – 9am range) for 15-20 minutes to accomplish nice absorption into subsurface.  This process may require another watering in the evening but for only 10 minutes to cover your lawn. 
Tire marks in the lawns that have been visibly seen over the last few weeks were due to the stressed turf from extreme heat conditions in combination with the mowing equipment process.
